Yes — Morocco has one of Africa's most foreigner-friendly property ownership frameworks. Non-residents can own most types of property outright, including land, villas, and riads, with full title deed (Titre Foncier) in their name. The main restriction is agricultural land, which requires special authorisation. We work with a trusted notary from day one to verify every title and ensure your investment is legally watertight before you commit a single dirham.
Title fraud is the number one concern of foreign buyers — and rightly so. We perform a full title deed audit through the Moroccan Land Registry (Conservation Foncière) before recommending any plot. This checks for liens, co-ownership claims, inheritance disputes, and administrative encumbrances. We only proceed once our notary partner confirms the title is entirely clean. This step is non-negotiable for every client we work with.
Construction costs in Marrakech vary significantly by finish level. As a guide: standard finish runs 5,000–7,000 MAD/m² (~€450–€630), premium finish 8,000–12,000 MAD/m² (~€720–€1,080), and ultra-luxury 14,000 MAD+/m². A 300m² villa with premium finish typically comes to €250,000–€350,000 excluding land. We believe in full transparency from the start. Beyond construction, budget for: notary fees (1–2.5% of land value), land registration (1%), VAT on new construction (10–20% depending on use), and annual property tax (0.5–1.5% of assessed value). Morocco also has no inheritance or wealth tax for foreign-owned properties. We provide a complete cost breakdown — including all taxes and fees — before you sign anything.
A realistic timeline for a standard villa: land acquisition and legal verification (4–8 weeks), architectural design and permit approval (3–5 months), construction (10–18 months depending on size and complexity). Total: 18–24 months from first call to handover for most projects. We've learned that rushing permits is the main cause of delays — so we build that time in from day one rather than making promises we can't keep.
No. Most of our clients are based in the UK, France, or North America and visit two or three times during the project — typically for site selection, design sign-off, and final handover. Between visits, we provide weekly written reports, photo updates, and live video walkthroughs on request. All financial tracking is done in your currency. You stay fully in control without needing to be on-site.
Morocco has a well-regulated foreign exchange system. Funds transferred for property purchase or construction are registered with the Office des Changes, which legally protects your right to repatriate the equivalent amount when you sell. We recommend using a specialist FX provider (Wise, OFX, or your bank's international transfer) rather than cash. Our notary partner manages all property purchase transfers through the regulated system and provides you with official receipts at every stage.
As the architect of record, we are legally responsible for the building under Moroccan law — this is fundamentally different from hiring a contractor directly. Our contract includes fixed-price clauses, defined quality standards, and a snagging period. If a contractor underperforms, we replace them. We also hold a construction guarantee (assurance décennale) covering structural defects for 10 years. You have legal protection, not just our word.
